INSERT PROPERTY PARAGRAPH The overall objectives for this role will be to ensure all assigned maintenance and services activities are being addressed in an organized, high quality and efficient manner, while providing top-notch customer service.
The ideal candidate will have superior attention to detail and the ability to directly handle a wide range of maintenance activities.
What will you do? Exemplify the core values of Be Kind, Be Flexible, Own it and Always Improve Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary Perform skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects Maintain good rapport with current and prospective residents Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures Complete maintenance requests in a timely manner and document time, expense and results Regularly assess the property for safety and preventative maintenance opportunities Maintain and secure a spare parts inventory including basic maintenance hand and power tools, recommend purchasing of maintenance equipment and supplies as required to improve processes and efficiencies Serve as one of the emergency contacts for the communities / Availability to be on-call and assist in after-hours emergency situation Comply with all OSHA regulations and any applicable laws regarding health, safety or the environment Pivot, roll up your sleeves, and jump in where needed!
