We are currently seeking a strong Senior Maintenance Manager to join our awesome team here at Fairlawn! This role will include ownership of a large, centralized property maintenance operation, with accountability for leading and managing the team and ensuring that we have the best processes to maintain our properties.
Today, Fairlawn’s centralized maintenance team provides services to over 2600 units across our student, conventional, and commercial property portfolios in the Champaign-Urbana metro area.
With more growth on the horizon, we are looking for a true leader who is passionate about providing quality housing, building amazing teams, and who is ready to grow.

This corporate role will be housed at our centralized maintenance office in Champaign, IL, and report to the Head of Property Management.
Requirements: What will you do?? Exemplify our core values of Be Kind, Be Flexible, Own It, and Always Improve Lead and manage a large team of maintenance technicians and administrative staff Establish standardized maintenance procedures across the team to ensure consistent quality of work and adherence to safety protocols.
Continuously evaluate and improve these procedures to ensure effective and efficient execution of work orders Develop and closely monitor relevant data including leading and key performance indicators; adjust strategy and process as necessary to ultimately achieve team, property, and company goals Ensure teams are prepared to handle unit turns and deliver units on time; especially during peak turnover times (July – August) Stay updated on current and new technologies and equipment to ensure the team is trained and equipped with the needed tools to perform their jobs Enforce safety regulations within the maintenance department, conduct safety inspections, and ensure adherence to safe work practices Build and maintain strong relationships with vendors and service providers to secure the best rates and ensure prompt high quality service delivery Oversee the maintenance budget including planning, managing expenditures, and ensuring cost-effective operations.
Maintain staffing levels to ensure a balance between staff utilization, cost, and high service levels for properties and residents Meet on-site with maintenance and construction personnel to provide oversight and guidance Work closely with peers throughout the company to ensure we are maintaining assets appropriately in the short and long-term Build and maintain building-related data to optimize maintenance activities Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training) Pivot, roll up your sleeves, and jump in where needed!
