Trautman Real Estate Agency & Appraisals is seeking a powerhouse appraiser or appraiser trainee who is committed to producing quality and accurate results to work out of our Champaign office.
*Position Responsibilities*
* Examine properties to determine the value
* Photograph the property interior and exterior
* Research the local property market
* Follow and stay up to date on the latest job practices
* Comply with regulations
* Write reports to explain the assessment
* Update files with property information; maintain property records
* Stay in contact with the client and/or customer
* Final reconciliation of value considering cost, income, and market approach
* Analyze income, cost, and land models to identify patterns or anomalies as applied to individual properties
* Prepare and present the defense of values to appointed boards
* Inspect and gather images of properties to ensure that property records reflect current and accurate property characteristics
* Collect and record detailed property and economic data and verify data via an interview with the property owner or occupant if available
*Required Skills and Qualifications*
* A valid appraiser license or certification is required
* High school diploma or equivalent
* Excellent analytical ability
* Spatial ability to read maps and locate a physical location on a map
* Ability to visualize floor plan footprints based on three-dimensional buildings
* Good math skills to calculate square footage, ratios, and similar functions
* General PC skills including knowledge of MS Word and Excel, or other equivalents are desirable

*Travel Requirements*
* In State travel will be required
* Must be able to provide reliable transportation, carry full insurance on the vehicle, and have a valid driver’s license
*Physical Demands *
This position is often active and is often required to stand, walk, bend, kneel, stoop and crouch.
The employee must sometimes lift and/or move items up to 25 pounds and must frequently sit and/or stand and use a computer for long periods of time.
The employee is sometimes required to go into crawl spaces and use a ladder to access attics.
Specific vision abilities are required to do this job including close vision, distance vision, peripheral vision, depth vision, color vision and the ability to adjust focus.
*Schedule*
This position provides a Flexible Schedule, but will require a full 40-hour work week.
*Compensation*
This role is structured as a 1099 commission-only arrangement, with specific details to be covered in the interview.
