We are currently searching for a strong leader and manager to fill our NEW Director of Asset Management (Multifamily and Student Housing) role.
The Director of Asset Management will be accountable for developing and monitoring our annual property business plans, pricing and revenue management, expense optimization, and capital expenditure planning and execution.
The new team member will have an opportunity to shape and continue to build our asset management function such that our properties have the right level of support and oversight, both from day-to-day and long-term perspectives.
Fairlawn is a rapidly growing fully integrated real estate firm focused on value-add and ground up development projects in the Midwest.
Today, Fairlawn’s multifamily and student portfolios consist of a total of 5,200 units spanning Central Illinois and Indiana.
Over the next three years, we plan to expand into multiple new markets in the Midwest and grow our portfolio to 10,000+ units.
The successful candidate will be a critical driver of this growth, and will be responsible for creating, implementing, and overseeing new processes and strategies to contribute to our portfolios’ success.
This corporate role will report to the Head of Operations and has the option to be based in either our Champaign or Chicago offices.
Travel Requirement: 35% -40% What will you do? Exemplify the core values of Be Kind, Be Flexible, Own It and Always Improve Monitor current property performance and prepare and review property management budgets and capital expenditure reports Work with property management and marketing and sales teams to develop and monitor leasing/marketing plans and lease-up progress reports Prepare and distribute internal reporting materials for asset management and investor relations Provide analytical support to colleagues in the areas of operations and asset performance Maximize the total return for portfolio assets through the identification of potential value-add and revenue enhancement strategies, as well as implementation of operational efficiencies Collaborate with facilities managers regarding capital project planning and status, including onsite visits and interfacing with third-party contractors Travel to existing properties on a regular basis to identify potential areas for improvement and implement action plans for sustained high physical performance.
Site visits will be completed no less than once per quarter for well-performing properties, and once a month for underperforming properties.
Become the firm’s local expert in each market where properties are assigned, with a focus on competitive assets, acquisition pipeline, and other economic drivers that could impact overall asset performance Develop and maintain internal trend analyses for existing properties and identify areas of improvement based on comparative benchmarking Facilitate activities related to capital events, such as acquisition financing, refinancing and property dispositions Assist with new project underwriting & financial analysis and help prepare investment offering memoranda for investment committee and potential investors Review and analyze new investment offering materials and gather and evaluate economic and market data Assist with managing the due diligence and closing processes, including the review and analysis of leases, operating information, legal documentation, property condition assessments and other investment-related information as well as touring assets and participating in tenant interviews Manage third party managers for assets where we are not property managing in-house Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training) Pivot, roll up your sleeves and jump in where needed!
