$520 / 1br - Looking for clean and quiet roommate(f) (Urbana)

I love my apartment and want to renew my lease but my current roommate will be moving out after our lease is up in July.
I’m looking for a female roommate to renew my lease with (August would be the move in date).
It’s unfurnished but I am slowly furnishing the communal living space, bedroom will be unfurnished.
The current couch and tv in the living area are owned by my roommate.
The bedroom pictured is my bedroom but the rooms are the same size.
I prefer to keep cozy and comfortable vibes, I’m pretty quiet and try my best to keep things tidy.
The apartment has a balcony that looks at a backyard and some trees.
There’s in unit laundry and a dish washer.
Utilities are around $120/person a month (we pay water and electric).
There’s a parking lot on the first floor of the building and parking is $40 a month.
