Job description Under the direction of the Property Manager, the Leasing Consultant is responsible for maximizing occupancy by generating qualified traffic, networking within the local community, scheduling appointments, securing rentals, promoting resident relations and retention.
Providing exceptional customer service.
Meeting monthly collection targets by closely monitoring incoming payments.
Essential Functions Statement(s): Sales/Marketing • Oversee/Conduct all leasing activities at the property, responding to telephone inquiries, providing tours of apartments and amenities, following up with prospects, and coordinating all move-ins • Perform telephone market surveys • Recommend strategies and programs for on-site marketing activity • Initiate sales outreach plans including but not limited to new development, community management, internal and external communication, and support • Recommend programs and strategies to increase qualified traffic and closing ratios • Maintain closing ratios in line with property policies and procedures Administrative • Adhere to all prospect and resident follow up procedures including, but not limited to, sales, service, request and follow up • Inspect apartments with the new residents at move in and complete all the necessary paperwork • Support Property Manager with tracking renewals, lease expirations, and notices to vacate • Collect and accurately process and report receipt of application fees, security deposits, rents and other fees • Keep files, desk, and leasing area organized • Comply with all Fair Housing regulations, and other laws as they relate to property specific guidelines and occupancy standards • Inspect market ready units weekly Customer Service • Assist with the monitoring and directing of service operations to ensure service requests are completed within 24 hours and curb appeal standards are met • Provide excellent customer service and display courteous and professional attitude toward all customers • Perform other duties as required • Build and continue a working relationship with on site staff and all vendors SKILLS & ABILITIES Education: High school diploma or equivalent Experience: 1-year of leasing experience Technical Skills: Strong computer skills and proficiency in Microsoft Office, Buildium experience preferred Other Requirements: Valid Driver's License Experience: • Leasing: 1 year (Required) • Customer Service: 2 years (Preferred) Job Type: Full-time Salary: Hourly: per hour Benefits: • PTO • Commission • Bonus As Earned Schedule: • 8 hour shift Ability to commute/relocate: Yes Champaign IL 61820 Education: • High school or equivalent (Preferred) Experience: • Customer service: 2 years (Preferred) License/Certification: • Driver's License (Required) Work Location: In person Job Type: Full-time Pay: $15.
